The service
What does pressure washing remove?
Pressure washing is exterior cleaning that uses a high-pressure stream of water to strip dirt, grime and organic growth off hard, durable surfaces. The water velocity does the work, which makes it the right tool for concrete driveways, brick-paver patios, pool decks, lanais, sidewalks and stone — surfaces where the mess sits on top and needs mechanical force to lift. It clears tire marks, oil and rust staining, and the algae that greens shaded, damp concrete and turns walkways slippery. On pavers, cleaning is only half the job: Florida sun and rain work the joint sand loose over time, so we re-sand the joints afterward to keep the surface tight and weed-free. What pressure washing is never used on is anything delicate — roofs, painted stucco and screen enclosures call for low-pressure soft washing instead, because high pressure cracks tile, strips shingle granules and etches stucco.
Sun, salt and time leave their mark on every hard surface in Florida. Our pressure washing strips away years of grime, algae and stains from driveways, pavers, pool decks and walkways — revealing the clean, warm stone underneath.
Pressure washing looks simple from the street, but the results live or die on judgment: the right pressure, the right tip, and an even hand. Too much pressure etches concrete and blasts the sand out of paver joints; too little leaves a patchy, half-cleaned surface. We dial in the settings to each specific material — concrete, brick paver, travertine or stone — and wash in even, overlapping passes so the finish is uniform edge to edge, with no zebra striping.
On pavers, cleaning is only half the job. Florida sun and rain work the joint sand loose over time, and a proper wash exposes that. When needed, we re-sand the joints afterward to lock the pavers back together, stop them shifting, and keep weeds and ants out. If you want that protection to last, sealing is the natural next step.
What we clean
Driveways, pavers, pool decks and lanais
Driveways
Concrete and paver driveways washed to an even, like-new finish — tire marks, grime and edge algae lifted, joints re-sanded where needed.
Paver patios & walkways
Cleaned firmly but carefully so the joint sand stays put, then topped up so the surface reads tight and weed-free.
Pool decks & lanais
Travertine, brick paver and concrete pool decks and lanais — cleared of algae and the slick film that makes them dangerous when wet.
Sidewalks & entryways
The first thing a guest sees. We brighten walkways and entrances and detail the edges and steps by hand.
Stains — oil, rust & organic
Identified and treated directly — oil, rust and leaf tannin each need their own approach, not just more pressure.
How to tell you need it
How do you know when you need pressure washing?
Green or black at the edges
Algae taking hold where a driveway or deck stays damp and shaded — it spreads inward if left.
Slippery when wet
A slick pool deck or walkway is algae, and it’s a safety issue as much as a cosmetic one.
Weeds in the joints
Weeds and ants in paver joints mean the sand has washed out — a clean and re-sand fixes it.
A driveway two shades darker than it should be
Years of grime dull concrete gradually, so you stop noticing — until a clean strip shows the difference.

Real results from real Sarasota homes.
I couldn’t be happier with the job they did pressure washing my house! From start to finish, they were professional, thorough, and extremely reasonable with their rates. They took their time and made sure everything was done right, and the difference in the appearance of my house was incredible. It’s not often you find someone who provides great quality work at a fair price, but these guys definitely delivered. I’m extremely happy with the outcome and will 100% be using them for all of my future pressure washing needs. If you’re looking for someone who does excellent work without charging an arm and a leg, I highly recommend giving them a call. Five stars all the way!

Pressure Washing questions from Sarasota homeowners
Still wondering about something? Call or text — Anthony’s happy to help.
Will pressure washing damage my pavers?
Not when it’s done right. We match pressure to the surface and can re-sand paver joints afterward to keep them stable. Too much pressure blows the joint sand out — we clean firmly but carefully, then put the sand back.
Do you do pool decks and lanais?
Absolutely — travertine, brick paver and concrete pool decks and lanais are some of our most-requested jobs. Shaded, damp pool decks grow algae fast and get slippery, so they’re worth staying ahead of.
How often is best?
Most Sarasota homes benefit from an annual wash; high-shade, wooded or waterfront homes may want it more often. If the edges are greening or the surface feels slick, it’s time.
Can you remove oil, rust and organic stains?
In most cases, yes. Oil, rust, leaf tannins and battery/irrigation rust each need a different treatment — we identify the stain and treat it directly rather than just blasting harder.
Will you leave “zebra striping” on my driveway?
No. Striping comes from an uneven, rushed pass. We wash in even, overlapping passes and detail the edges so the whole surface comes out uniform, not streaky.
Is pressure washing safe for my plants?
Yes — we pre-wet and rinse surrounding landscaping and keep our cleaning where it belongs, so your beds and grass are fine when we’re done.
Should some surfaces be soft washed instead?
Yes — anything delicate. Roofs, painted stucco and screen enclosures should be soft washed, not pressure washed. We switch methods as we move around the property.
